Walkability is narrower than it looks

Only a handful of districts are genuinely walkable in summer. Downtown, the Marina promenade and Gate Avenue in DIFC work because the routes are shaded or internal; elsewhere the walk is theoretical for five months of the year.

This matters more than buyers expect. A ten-minute walk that is only usable half the year is a car journey in practice, and it changes the parking requirement.

The school run decides more purchases than the view

Dubai Hills Estate and the villa communities inland hold their value largely because the schools are inside the masterplan. A twenty-minute school run twice a day is the single most common reason families move again within three years.

Central districts trade this away. Downtown and Business Bay work for professionals and couples; they work less well once a second child is in school.

What it costs

Walkable central stock runs AED 1,700–2,650 per square foot. Family stock with schooling inside the masterplan runs AED 1,600. The premium for being central is real but smaller than most buyers assume — the larger difference is in space per dirham.
