What you give us

• An enquiry or contact message: your name, email address, phone number if you add one, and whatever you write in the message.
• An account: your email address and either a password or a Google sign-in, handled by our authentication provider. We never see your password.
• Documents or details you send an advisor directly, by email or in conversation.
• The newsletter sign-up: your email address, and which page you signed it up from. Nothing else, and it is not joined to anything you do on the site.

What we record as you use the site

Signed in, the site keeps a record of what you have shown interest in, so an advisor can pick up where you left off rather than asking you to repeat yourself:

• Listings you open, at most once every thirty minutes for the same listing.
• Listings you like or save, and when you remove them again.
• Enquiries you send, with the message attached.
• Viewing invitations you receive, whether you accepted or declined, and whether you attended.

Stopping the forms being abused

Our enquiry forms send an email, so they are worth abusing, and the newsletter sign-up is limited the same way. To limit how many one sender can submit in an hour we keep a one-way hash of the network address the submission came from — never the address itself, which the site does not store. These hashes are deleted after two hours and are used for nothing else.

What we do not do

• No analytics, advertising or behavioural tracking of any kind. There is no Google Analytics, no advertising pixel and no session recorder on this site.
• No tracking of people who are not signed in. Browse without an account and nothing about your visit is attached to you.
• No selling, renting or sharing of your details with anyone for their own marketing.
• No automated decisions about you. A person reads every enquiry.

Cookies

The only cookies on this site are set by our authentication provider to keep you signed in and to protect the sign-in form from abuse. They are necessary for the portal to work at all, which is why there is no cookie banner asking you to accept optional ones — there are none to accept.

The site itself stores nothing in your browser beyond that.

Why we use it

• To answer your enquiry and advise you properly — which is the reason you contacted us.
• To run your account, your saved listings and your viewings.
• To arrange viewings and tell you about them.
• To keep our own records of transactions and correspondence, as a property business is required to.
• To keep the site secure and working.

Who else handles it

We use a small number of companies to run the site. Each one only receives what it needs, and none of them may use your details for their own purposes:

• Clerk — accounts and sign-in.
• Supabase — the database and file storage holding listings, enquiries and account records.
• Resend — delivery of the email that tells us you have written in.
• Pixxi CRM — the source of our listing data. Listings flow from Pixxi into this site; your enquiry is not sent to them.
• Our hosting provider, which serves the pages and keeps short-lived server logs.

Where it is held, and for how long

Records are held on servers operated by the providers above, which may be outside the United Arab Emirates. Where that happens we rely on those providers' contractual protections for the transfer.

Enquiries and the activity attached to them are kept while you are a client and for as long afterwards as our records obligations require. Accounts are kept until you ask us to close them. A newsletter address is kept until you ask to come off the list. Anything we no longer need is deleted.

What you can ask for

You can ask us to show you what we hold about you, correct it, delete it, stop using it for a particular purpose, or send it to you in a portable form. Ask through the contact page and we will respond within thirty days.

If you have an account you can also sign in and remove your saved listings and likes yourself at any time.

How it is protected

Access is enforced by the database itself, not only by the website: each request runs as the person making it, and the rules are checked on every read and write. One client cannot see another's enquiries, saved listings, viewings or documents, and staff access is limited to the people who need it.

Files are held in private storage and served through links that expire after a minute.

Children

This site is meant for adults buying, selling or leasing property. We do not knowingly collect anything from anyone under eighteen.

Changes

If this policy changes we will update the date at the top of the page, and for anything significant we will tell account holders directly.
